Firstly, Welcome! 

Let me introduce myself, my name is Hayley Creed CeMap the face behind the tiny mortgage co. 

Tiny is in the name, but not in my game!

 I deal with mortgages of all shapes and sizes. The only thing that makes us tiny, is because it is just little old me, trying to make peoples' lives easier, one mortgage at a time. 

I have over 14 years experience in financial services and one thing I am passionate about is ditching the jargon. I am super down to earth and will always be honest with you throughout the process whilst ensuring I give you the professional and tailored advice you need to suit you and your circumstances. I promise to keep you informed every step of the way. I am incredibly dedicated to my clients, and I like a challenge, so whatever your requirements get in touch so we can have a chat.

 

Outside of the tiny mortgage co, I am mum to my little boy, Thomas and wife to my husband, Matt. I totally understand the stresses and strains of life, which means I am happy to accommodate times to suit you - whether that be weekdays, evenings or weekends.

WHAT I GET ASKED THE MOST.

WHAT FEES ARE INVOLVED IN GETTING A MORTGAGE?

I take the hard work out of finding the very best mortgage offers available. Normally I charge an application fee, however this amount can vary so please get in touch to discuss. I normally get paid a commission from the lender upon completion which I will fully disclose to you prior to any commitment from yourself.

I HAVE BAD CREDIT, WILL IT BE A PROBLEM?

This will not neccessarily prevent you from getting a mortgage. I work closely with a number of lenders who are more favourable to clients who have previously had trouble getting a mortgage or finance. Get in touch today for further information.

HOW MUCH IS STAMP DUTY?

You pay stamp duty at these rates if, after buying the property, it is the only residential property you own.

You usually pay 3% on top of these rates if you own another residential property.

Property or lease premium or transfer value SDLT rate

Up to £250,000 £0

The next £675,000 (the portion from £250,001 to £925,000). 5%

The next £575,000 (the portion from £925,001 to £1.5 million).  10%

The remaining amount (the portion above £1.5 million). 12%

WHAT IS LTV?

LTV stands for 'Loan to Value'. This is the term used to describe the ratio of a mortgage to the value of the property. For example, if a property was worth £200,00 and you had a £100,000 mortgage, your LTV would be 50%.
